Terms and Conditions

Welcome to Lindsey’s Resort (www.lindseysresort.com). By accessing our website, booking a reservation, or using our facilities, you agree to be bound by the following Terms and Conditions.

 

1. Reservation and Age Requirements

  • Minimum Age: To reserve a cabin, RV site, or lodge room, the primary guest must be at least 25 years of age and must remain present for the duration of the stay. A valid government-issued ID is required at check-in.

  • Check-In/Out: Check-in begins at 3:00 PM. Check-out is by 11:00 AM. Unauthorized late check-outs are subject to a fee of $50 per hour.

 

2. Payment and Cancellations

  • Payments: A valid credit card is required to secure all bookings. Full payment or a deposit (as specified at the time of booking) will be processed according to the specific rate plan selected.

  • Cancellations: Specific cancellation windows apply to lodging and guide services. Please refer to your confirmation email for the exact deadline. Cancellations made outside the allowed window may result in a charge of a minimum of one night's stay.  

 

3. Resort Conduct and Safety

  • Quiet Hours: To preserve the peaceful environment of the Little Red River, quiet hours are strictly enforced from 10:00 PM to 7:00 AM.

  • Visitors: All non-registered guests must depart the resort property by 10:00 PM.

  • Parking: Parking is limited to two vehicles per unit. Boats and trailers must be parked in designated overflow lots to ensure emergency vehicle access and cannot be parked on the grass.  If you aren't sure, please phone our desk for clarification.

 

4. Smoking, Damage, and Theft

  • Smoking/Vaping: All indoor facilities and rental units are 100% smoke-free. A cleaning recovery fee of up to $500 will be charged if evidence of smoking or vaping is found inside a unit. We use Ozone technology and must take the unit out of service for 24 hours.  This results in lost revenue and manpower fees to return the unit to pre-pet condition.  Any fees will be charged to the card on file.  

  • Liability for Damages: The registered guests are financially responsible for any damage to resort property, including furniture, equipment, and boat rentals. Missing inventory (towels, kitchenware, etc.) will be charged at full replacement cost to the credit card on file.

 

5. Pet Policy

  • Pet-Friendly Units: Pets that are free of fleas and ticks are permitted only in designated pet-friendly cabins.  Failure to disclose the presence of a pet can result in a charge of up to $250.00. Any damages caused by a pet will be charged to the card on file.  in the exact repair and replacement amount. 

  • Fees: A $20 flat fee per pet applies to your stay.  Failure to disclose the presence of a pet may result in a charge of up to $500.00; not all cabins are pet-friendly.  We use Ozone technology and must take the unit out of service for 24 hours.  This results in lost revenue and manpower fees to return the unit to pre-pet condition.  Any fees will be charged to the card on file.  

  • Guidelines: Keep in mind that other pets will also be here, so your pet must be on a leash when outside of the cabin.  They may never be left unattended or tied/tethered at any time, and may not be left unattended in units unless kenneled.

  • Guests are responsible for picking up and properly disposing of feces from pets.  

  • Don't let your pet urinate on buildings, tires, Tesla charging ports, or other manufactured items.  There are plenty of trees on the property.

6. Guided Fishing and Boat Rentals

  • Weather Policy: Our guides fish in the rain. Trips will only be cancelled by the guide if there is a threat of severe weather (lightning, high winds, etc.). Safety is our priority, and trips will not supersede safety.

  • Assumption of Risk: Fishing and boating involve inherent risks. By using these services, you acknowledge these risks and agree to the terms of our Liability Waiver.

 

7. Intellectual Property and Website Use

  • All content on this website, including text, logos, and photography of the Little Red River and resort, is the property of Lindsey’s Resort and may not be used without written permission.  

 

8. Limitation of Liability and Governing Law

  • Lindsey’s Resort shall not be held liable for any indirect or consequential damages arising from your stay. These terms are governed by the laws of the State of Arkansas, and any disputes shall be resolved in the courts of Cleburne County, AR.
